What's different is floor slab flatness tight enough for racking and automated material handling, fire protection sized to commodity classification and storage height, and structural clear spans and loading dock coordination a standard commercial set doesn't carry.
Because racking and automated storage and retrieval systems are specified against a floor flatness (FF) and levelness (FL) tolerance the vendor requires to operate correctly. If the slab is drawn or poured to a looser tolerance, the racking or automated system may not perform as designed — an expensive problem to fix after the slab is placed.
